Rental Policies
RESERVATION DEPOSIT REQUIREMENTS: You must be 21 years old to make a reservation and occupy a property. We require a valid MasterCard, Visa, Discover or American Express card be provided at the time of booking. A deposit equal to 50% of the base rent required within 5 days of the initial booking of the reservation. This payment should be made by credit card or personal check. The remaining balance including damage deposit, tax if required and other fees (cleaning fee, pet fee, etc.) is due 30 days prior to your arrival date. Payment may be made by credit card or check. If a reservation is made within 30 days of the arrival date, payment in full is required by either MasterCard, Visa, Discover or American Express. Any returned checks will incur a fee of $35.00.
CANCELLATION POLICY: If you find it necessary to cancel your vacation plans, please contact us immediately. Due to the short rental season in the ADK's the property owners maintain strict cancellation policies. These property owners rely on the rental income to help cover property taxes and the maintenance expense of waterfront property. If you cancel the reservation rental payments are non-refundable unless we are able to re-rent the property for the same price and same dates. If the property is re-rented for the same price and same dates, then your payments will be refunded, once we have received payment in full from the new renter. Payments must be received by dates due, as outlined in this Policies & Procedures document and detailed in the Rental Agreement. If payments are not received by dates due, ADK Lakefront Property Management may cancel your reservation due to non-payment. Notification of such cancellation would be sent to you via the email address on file.
DAMAGE DEPOSIT: A damage deposit of either $300 or $500 (amount determined by property owner), will be charged thirty days prior to the arrival date and will be completely credited within two weeks of your departure provided there are no damages to the property, its furnishings or contents, and the property is left in the condition in which it was found. Tenant is responsible for any and all damage done to the property, furnishings or equipment up to and exceeding the damage deposit. The tenant will compensate the Owner directly for all repairs or replacement costs for anything broken or damaged.
CHECK IN TIME: Check-in time is 3:00 p.m. You will be sent directions to the property & the key procedures once we’ve received your final payment. If you have not received directions to the property please call our office the weekday prior to your arrival and we will send them to you via email.
CHECK OUT TIME: Check out time is 10:00 AM. Late check outs are not available if there is another renter scheduled to arrive that day. Unauthorized late check outs will incur a charge of $100/hour, and if the property is not vacated by 3:00 p.m., an additional night’s rent will be charged.
CLEANING SERVICE: The property is cleaned prior to your arrival and after your departure. Daily cleaning service is not provided during your stay.
PETS: Renters are NOT allowed to bring pets unless previously discussed and approved by the property manager. If pets are discovered, you will be asked to leave and all monies, including any security deposit, will be forfeited. ADK Lakefront Property Management does have several pet friendly rentals, usually there is a fee, established by the property owner, for pets that stay at a property. ADKLPM know that pets are important members of your family, please ask us which properties will work best for you and your pets.
OCCUPANCY: Our properties are rented to family groups and mature persons over the age of 21. Maximum occupancy for the property is indicated on your Rental Agreement. Occupancy is defined as an overnight stay. In the event occupancy is exceeded, renter agrees that the renter will forfeit all monies paid for the rental.
SMOKING: All properties are non-smoking. Smoking inside any of our properties may result in eviction and forfeiture of rent. Evidence of smoking discovered during post departure inspections by ADKLPM or its staff will result in forfeiture of any security deposit. In addition, a fee may be assessed for cleaning services to rid the property of smoke odor.
FURNISHINGS/AMENITIES: Each property is individually owned and furnishings, décor and amenities will vary. Property décor may change from time to time due to owner’s changes or a change in ownership. Each property provides a kitchen equipped with dishes, glasses, flatware and cookware suitable for daily cooking. Most properties, but not all, include high speed internet service. Please speak with a member of our staff for details on specific amenities so we can assist you with finding the property that will best suit your needs.
SUPPLIES: All properties are equipped with pillows and blankets. Items we recommend you bring from home include; Sheets, bath Towels & wash cloths, dish soap, bath soap, paper towels, toilet paper and any personal items.
WATERCRAFT/PFD’S: Some properties have canoes, kayaks, inflatable floats, paddles, personal floatation devices (PFD) on property. ADKLPM rentals and the property owner do not make any representations regarding the condition of these items nor any guarantee about the availability of such items for use by renters. The Renter is responsible for their own personal safety while out on the water, and assumes all risks associated with the use of any watercraft/PFD’s found at the property.
PROPANE: Some properties are equipped with gas BBQ grills which use propane. A propane tank will be there for the grill, usually there is a back up tank as well. If you run out of propane you are responsible to re-fill the tank, the nearest filling stations are included in your welcome document at the property.
TELEPHONE USAGE: Not all properties are equipped with a telephone. If so, local calls are free. Long distance calls must be charged to a calling card or credit card. Cell service is spotty in rural areas in the ADK's, please plan accordingly. Please inquire when booking if having a telephone is a requirement for you.
MAINTENANCE ISSUES: Please report any maintenance issues to our office. In the event of equipment malfunction or other maintenance issues within the property, ADKLPM or the property owner will expedite repairs as quickly as possible by contacting the appropriate vendors needed to repair equipment. No rent adjustments can be made for circumstances beyond our control or for the malfunction or loss of use of equipment or amenities.
ENTRY & INSPECTION: ADKLPM, property owners or their agents will have the right to enter the premises: 1) in the event of an emergency or 2) to make necessary repairs, alterations or improvements, or to supply necessary or agreed services.
LOST ITEMS: ADKLPM not responsible for any items left in any property. If an item is found by a member of our staff we will do our best to notify you about the item. Usually there are new renters in the same day so it is important to double check your belongings.
ERRORS & OMISSIONS: We strive to make certain that all published information regarding rental properties is as complete and accurate as possible. Please contact our office if you have specific questions or concerns regarding features of the rental property. ADKLPM is not responsible for inadvertent errors or any unknown changes made by the owner to a property.
